LATEST DEVELOPMENTS

🔌 BoldTrail and Real Geeks open up to your AI assistant

The Rundown: BoldTrail MCP and Real Geeks AI Connect both opened up to the AI assistant you already use.

The details:

  • BoldTrail MCP: ask for today's priorities, pull contact history, log notes, draft messages, flag leads with no recent outreach

  • It builds on August's BackOffice MCP, so lead through closing sits in one conversation

  • Real Geeks hands website edits to your assistant: copy, pages, blog posts, navigation. You approve

Why it matters: Second brokerage-side MCP launch in two weeks, after eXp. Ask your CRM vendor when theirs ships.

🚧 MLSs scramble to fence off listing data

The Rundown: Northstar MLS, CRMLS and NWMLS are each moving to control how AI reaches their listing data.

The details:

  • Project NexusRE, from Northstar MLS, CRMLS/REcore and WAV Group, tracks how AI systems access and monetize listings

  • NWMLS will allow AI only through licensed feeds, and is testing closed-loop tools so data never trains a public model

  • One Real Brokerage team now feeds about 500 listings, solds and expireds into a CMA. They used to use five to seven comps

What we're watching: The 500-comp CMA is the story. Check your MLS terms before building a workflow on them.

📞 AI voice agents start working your cold leads

The Rundown: CINC launched CINC Call AI with Flair Labs, betting that catching intent beats answering fastest.

The details:

  • CINC's Jeff Walker calls it "speed to signal": spotting when behavior says a lead is ready, not racing to dial first

  • Sales cycles run up to 12 months, which is why cold leads rot in most databases

  • The Yeatman Group, a Virginia team at Long & Foster, uses Mod AI on old leads and hands off to a human fast

Pro tip: No vendor shared conversion data. Point it at dead leads first and measure live transfers.

🖼️ Agents caught quietly AI-editing listing photos

The Rundown: An ABC investigation found listings with AI-generated families and AI-removed features. Regulators noticed.

The details:

  • Queensland's Office of Fair Trading logged six complaints about altered images since January 2025, and issued a guide in June

  • Australian Consumer Law bars images that create an "overall false impression"

  • A Harris Poll found 78% of consumers say AI makes advertising feel less authentic

Do this: Virtual staging is fine when labeled. Add one line per listing naming which images are enhanced.

CASE STUDY

🎧 40% to 53% conversion in four months

The Rundown: Watters International Realty records its listing and buyer appointments and lets AI grade them. Conversion went from 40% to 53%.

The details:

  • Agents hit record in RealSynch and tell the client an AI tool is running

  • The scorecard flags price objections, whether both sellers engaged, talking speed versus the prospect, and whether the seller discovered the price or was told it

  • It replaced daily shadowing. New agents trained on it outperformed veterans, so the veterans adopted it

Do this: Top converters made seven preemptive asks per appointment, like texting a stager or putting up a sign. Record your next five and count yours. The lift took three to four months.
