LATEST DEVELOPMENTS
🔌 eXp wires Claude, ChatGPT and Gemini into agent data
The Rundown: eXp Realty launched "MCP First, AI of Choice". Agents connect the assistant they already use to their eXp data.
The details:
Authorize once inside Claude, ChatGPT or Gemini, then pull production, leads, transactions and CRM records
Example prompts: production last 12 months, distance from your cap, whose birthday is next
CTO Carrie Lysenko: "We are not building AI here"
Why it matters: No more pasting stale exports into a chat. Ask your brokerage when its MCP server ships.
🤝 Realtor.com+ gets an AI assistant that works your pipeline
The Rundown: RealAssist AI is live for agents on Realtor.com+, the MLS-only search platform.
The details:
Tracks preferences, builds searches, drafts messages. You approve before it acts
Sends a Daily Digest per client with suggested next steps
Adoption is 10%, across 21 markets
Pro tip: Check whether your MLS already gives you Realtor.com+ before buying another assistant.
Proptech raised $2.21B last quarter. None for agents
The Rundown: Q3 proptech funding hit about $2.21B, per CRETI. The top seven rounds took 58%, and none went to an agent tool.
The details:
EliseAI's $350M Series F led, taking its total to roughly $742M. Kahua got $250M, Invenergy $215M
Buildots, TerraFirma, ICON and Habitat each took $104M to $130M
Same week: Inside Real Estate piped Cotality data into Streams, adding seller propensity scores to BoldTrail
What we're watching: The money is in rentals and construction. Your desk tools ride someone else's balance sheet.
Ryan Serhant hands his content calendar to an AI avatar
The Rundown: SERHANT partnered with HeyGen on @HeySerhant, an avatar of his likeness and voice posting daily for 12 months.
The details:
Serhant picks and approves every topic. HeyGen renders the video, so he never films
Also that week: PLACE bought Ardley, its third deal since mid-August
Property Shield starts pulling fraudulent listings for SmartMLS members
Why it matters: The scarce input is your point of view, not camera time. Write down 20 answers you give clients weekly.
AI TRAINING
🔎 Only 1.3% of Realtors show up in AI recommendations
The Rundown: A withNotable study ran 240 queries across ChatGPT, Perplexity and Gemini in 10 markets. Of roughly 51,870 licensed pros, it named 656.
The details:
Of those, 88.7% showed up on one platform only. Just 2.4% hit all three
Specialty queries named a real Realtor 87% of the time, versus 73% for generic ones
AgentEdgeAI tested an agent with 400 transactions and five-star reviews. She appeared on ChatGPT and nowhere else
Do this: Ask each platform a specialty question for your market and note who comes up. Then make your name, brokerage and address identical across your site, Google Business Profile and Zillow.
