The Rundown: Buyers now ask ChatGPT and Claude which broker to call, and models favor specialists over scale.

The details:

  • ViewEO found Terra CRG, a boutique Brooklyn firm, outranking the five largest firms in AI recommendations there

  • Its edge was focus: Brooklyn only, with deals and market commentary published consistently

  • Brokerages using no AI at all fell from 24.8% in 2024 to 3.9% in 2026

Why it matters: A national footprint gives a diffuse signal. One market plus a public record gives a sharp one.

๐ŸŽฏ RealReports opens its agentic AI to individual agents

The Rundown: RealReports relaunched Aug. 24 and now sells straight to agents, not just via MLSs and brokerages.

The details:

  • Its AI, Aiden, reads your calendar and CRM, then preps meetings and builds CMAs unprompted

  • Data spans 150 million-plus properties from more than 100 providers

  • It can also flag a farm opportunity, model the economics and draft the postcard

  • Spending, sending and publishing still need your approval

Pro tip: Zach Gorman's pitch is that agents don't need time back, they need to know where the next deal is.

๐Ÿ’ฌ Your CRM just moved into ChatGPT

The Rundown: LevelUp put its CRM workflows in the ChatGPT Store, so pipeline work now runs through conversation.

The details:

  • Connect your account and you can search contacts, add records, review pipeline and create open houses from chat

  • Separately, RealPlus is piloting an MCP server with 62 tools, wider release due this fall

What we're watching: MCP is the plumbing that lets assistants touch live listing data. Expect more vendors to ship it.

โš–๏ธ Broker AI worry is back, and it splits by gender

The Rundown: Delta Media's third annual survey puts brokerage leaders' AI worry score at 6.38 out of 10, up from 5.80 last year.

The details:

  • 71% of women leaders flagged regulatory compliance, versus 39.1% of men

  • 66% flagged data privacy, versus 48.4% of men. Men worried more about cost and ROI

Why it matters: Your broker's specific worry decides which tools get approved.

๐Ÿงช A broker asked seven AI engines to recommend him. He lost.

The Rundown: Knoxville broker Morgan Hardy ran one prompt across seven AI platforms and was never even considered.

The details:

  • Who: a DSCR lending specialist with his own rental-finance website

  • What: he asked seven engines who to use for a DSCR loan in Knoxville, Tennessee

  • Result: zero mentions. Winners were often out-of-market firms with city-specific landing pages

  • For agents: "Who is the best Realtor in Knoxville?" returned individual agents, not brokerages

The lesson: The model has to find you before it can judge you. Run that prompt for your market, then rewrite your bio page so it names your specialty and territory outright.
