🏠 Zillow rentals go live inside Google Gemini

The Rundown: Zillow Rentals is now a connected app inside Gemini and Gemini Spark, letting renters search apartments and book tours without leaving Google's AI assistant.

The details:

  • Zillow says it's the only real estate platform in Gemini's connected apps ecosystem.

  • Renters ask Gemini for listings, see tour times, and confirm on Zillow.

  • It builds on Zillow's ChatGPT rollout last October and its AI Mode launch in March.

The Rundown: The luxury brokerage launched Elius, a Google Cloud-backed AI subsidiary that will rebuild its tech stack and turn its proprietary data into new revenue.

The details:

  • Self-funded with $100 million in cash. The firm expects a return within three years.

  • Elius will replace Elliman's current transaction, CRM, lead generation and market intelligence tools.

  • CEO Michael Liebowitz: transaction data "has been monetized by nearly everyone except the brokerages that create it."

The Rundown: NAR is lobbying Washington for federal AI standards, copyright protection for MLS data, and to keep MLSs out of the "data broker" bucket.

The details:

  • NAR backs the TRAIN Act, which would help copyright owners learn if their listing photos and MLS databases were used to train AI models.

  • It supports uniform federal AI standards over a patchwork of state laws.

  • It wants federal agencies to treat MLSs as "procompetitive infrastructure," not data brokers.
