🏠 Realtor.com brings home search into ChatGPT

The Rundown: Realtor.com launched an app inside ChatGPT that lets buyers search listings, check affordability, and compare neighborhoods through conversation. (Source)

The details:

  • Buyers set budget parameters and explore commute times without leaving the chat

  • The app routes users back to Realtor.com to take action, preserving agent connections

  • No MLS data trains the AI model. Listings are preview-only

Why it matters: Portals are meeting buyers where they already spend time. Make sure your listing photos and pricing are tight. AI surfaces the most relevant results first.

🏠 Zillow bets on AI mode, agents stay in the loop

The Rundown: Zillow's AI mode lets users describe what they want in plain language, then book tours through ShowingTime in the same conversation. (Source)

  • In limited beta now, expanding throughout 2026

  • ShowingTime handles 90% of U.S. tours. Real-time booking converts shoppers at 3x the rate of other actions

  • Fair housing guardrails built in for open-ended queries

🏠 Collov AI launches staging at $0.27 per image

The Rundown: Collov released an AI Design Agent for virtual staging, sky enhancements, clutter removal, and 360-degree panoramic tours in one workflow. (Source)

  • $0.27 per staged image. Panoramas start at about $7 per room

  • 70% adoption rate during beta. Over 20,000 U.S. agents on the platform

  • Can swap furniture, materials, and generate virtual twilight shots

Pro tip: At this price, there's no reason to list a vacant property without staged photos. Test it on your next listing.

🏠 NAR calls for unified federal AI rules

The Rundown: NAR responded to the White House AI policy framework, pushing for one set of federal rules instead of a state-by-state patchwork. (Source)

The details:

  • Wants clear safe harbors so agents can use AI without unintended fair housing violations

  • Pushing for copyright protections on listing photos and descriptions

  • California's AB 723 (effective Jan 2026) already requires disclosure of AI-altered listing photos

  • Colorado's AI Act takes effect June 2026

Why it matters: If you use AI staging or AI-written descriptions, check your state's disclosure rules now.
